LOWER SOUTHWEST

District at a Glance:

The Lower Southwest contains large residential areas, a major industrial district and the Philadelphia International Airport. The residential areas are experiencing higher levels of vacancy and lower property values even as new immigrant populations from West Africa and Southeast Asia move to the Lower South district.

Despite numerous planned or existing recreation trails that connect such attractions as Cobbs Creek, the Heinz Wildlife Refuge, Fort Mifflin, and Bartram’s Garden, the neighborhoods are mostly isolated from these attractions and the Schuylkill River by industry, wide boulevards, and train tracks. Major industries include Eastwick Industrial Park, the United States Postal Service, and oil refineries. The Philadelphia Airport Auto Mall is adjacent to the industrial park.

Top planning issues:

  • Potential expansion of PHL

  • Market demand for industrial land

  • Neighborhood stability

  • Access to the Schuylkill River
