We are thrilled to share that 1,869 acres of land in the city were rezoned in the past year (July 2016 – June 2017)! Bringing the total number of remapped acres (since 2013) to 4,774.

What is remapping? It is a legislative process to update parcels’ zoning to reflect both what is actually there and what the community would like to see in the future.
Zoning determines the height and size of buildings as well as what type of uses are permitted, such as residential, commercial, or industrial.
There are two parts to the zoning code:
The code itself, which sets the rules for use, bulk and density
The map, which determines which rules apply to each parcel of land
City Planning has been creating plans for each of the 18 different planning districts in the city as a part of Philadelphia2035. These plans include recommendations for proposed zoning and land use. District Plans are written with extensive community input, and City Planning holds additional public meetings to gather more input before proposing a zoning remapping.
Only City Council can change the code or the zoning map. Councilmembers introduce zoning bills for their districts. The City Planning Commission plays an advisory role, voting in support or non-support of remapping bills that have been introduced. Then City Council votes on the bill.
